The client:
EREC Estates specialise in property investment, development and management with a particular focus on student accommodation.
Through their UNINN brand, they have established a number of student accommodation buildings in Coventry, Leicester, Newcastle and Sheffield.
What we did:
Our targeted algorithms applied to data provided by Coventry City Council and the Valuation Office Agency highlighted an opportunity to reduce EREC Estates' business rates liability.
We then conducted a thorough audit of EREC Estates looking at both their business as a whole and also undertaking a deep dive into their property portfolio.

Our research confirmed what the algorithms had initially highlighted. We were confident EREC Estates were due a reduction and got in touch.
The result:
Following our instruction, we begun conversations with Coventry on EREC's behalf; working to establish some finer details before submitting our application.
Roughly four weeks after submitting our application, we received confirmation from the council we had been successful. The result was a near 100% discount on EREC's rates historically and a fully 100% discount moving forward.
